Last updated: August 19, 2026

1. Agreement

These Terms of Service ("Terms") constitute a legally binding agreement between you ("Customer," "you," "your") and Statutory Portal Group, a service of ConnectaCloud LLC ("we," "us," "our"), governing your access to and use of the flstatutoryportals.com website, secure document portal, and related services.

By accessing or using our services, you acknowledge that you have read, understood, and agree to be bound by these Terms. If you do not agree, you may not use our services.

2. Service Description

Statutory Portal Group provides turnkey compliance website hosting and secure document portal services for Florida condominium associations, built to satisfy the requirements of Florida Statute § 718.111 and HB 1021 (effective July 1, 2024).

Our services include: (a) a branded compliance website, (b) a password-protected owner document portal, (c) email-to-upload document gateway, (d) SSL hosting, and (e) ongoing document management and retention hosting.

3. Pricing & Payment

The one-time setup fee is $499. For the first 10 firms it is $0 (code FOUNDING10, applied at checkout); $499 applies thereafter. Monthly hosting is $49/month, billed automatically via Stripe. Payments appear on your statement as "FL STATUTORY PORTAL."

All fees are non-refundable except as required by law. We reserve the right to modify pricing with 30 days' notice to your registered association email.

4. Account Registration & Security

To provision your portal, you must provide your association's name, unit count, and a board-designated contact email. You are responsible for maintaining the confidentiality of all portal access credentials (tokens, passwords) and for all activities that occur under your account.

Notify us immediately at [email protected] of any unauthorized use of your account or portal.

5. Document Handling & Retention

Documents uploaded to your portal are stored encrypted at rest and retained for as long as your account is active. We implement daily backups and a 14-day restore window. You may request a full export of your association's documents at any time by emailing [email protected].

We retain documents for 12 months after account termination unless longer retention is required by Florida law or your association's governing documents.

6. Disclaimer — Not Legal Advice

Statutory Portal Group is a technology service provider, not a law firm or legal advisor. Our service is designed to facilitate compliance with Florida Statute § 718.111 and HB 1021, but we do not interpret statutes, provide legal advice, or guarantee that your association's specific situation will satisfy all regulatory requirements.

You should consult with your association's attorney or qualified legal counsel to determine your specific compliance obligations. Use of our service does not create an attorney-client relationship.

7. Limitation of Liability

Our total liability for any claim arising from or related to these Terms or our services, whether in contract, tort, or otherwise, shall not exceed the amount you paid us in the 12 months preceding the claim. We shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of data, documents, or business interruption.

8. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law principles. Any legal action or proceeding arising under these Terms shall be brought exclusively in the state or federal courts located in Hillsborough County, Florida.
